Asphalt Paving New Jersey

Paving is the whole job, not just the last layer. Most driveways that fail in New Jersey don't fail because of the asphalt — they fail because whatever is underneath it moved. We grade it, compact it, and build the base to carry what's going on top before a single load of hot mix shows up.

  • Municipal

What we pave

From a single residential driveway to a warehouse lot or a private roadway, it's the same crew and the same equipment. We don't sub the work out and hand you off to somebody you've never met.

  • Residential driveways — new installs, tear-out and replacement, gravel-to-asphalt conversions, extensions
  • Commercial parking lots — retail, office, industrial, houses of worship, multi-family
  • Private roads and shared driveways
  • Municipal streets and township work
  • Sport courts — basketball, tennis and pickleball

Why base preparation decides everything

New Jersey's freeze-thaw cycle is brutal on pavement. Water gets under a surface, freezes, expands, and lifts it apart from below. That's why we spend real time on the part you'll never see: excavating to the right depth, installing and compacting a proper stone base, and setting the grade so water runs off instead of sitting. A thick top layer over a soft base is money thrown away.

Drainage and pitch aren't optional

Every surface we lay gets pitched to move water somewhere sensible. If your existing surface holds puddles after a storm, that's not a cosmetic problem — that's the thing that will destroy it. We'll tell you straight if the fix is grading, drainage, or both.

How long it takes

Most residential driveways are a single day, start to finish. Commercial lots run several days to a few weeks depending on size and whether we're phasing the work to keep you open. You can drive on new asphalt after about 48 hours; keep heavy trucks off it for a week.

Common questions

At least 48 hours for normal vehicles. Wait about a week before parking anything heavy on it, and avoid turning your wheels while stopped for the first few weeks.

Sometimes. If the base is still sound and the surface is just worn, an overlay or resurfacing is the cost-effective answer. If the base has failed, an overlay just hides the problem for a season. We'll look at it and tell you which one you actually have.

It depends on the sub-base and what's driving on it. Residential driveways are typically laid in a base course plus a top course; commercial and truck-traffic surfaces need more. We spec it to the site rather than using one number for every job.

Black Diamond Paving works on residential driveways, commercial parking lots, resurfacing projects, asphalt repairs, and related pavement maintenance.

Yes. New driveway installation can include planning, site preparation, excavation where necessary, base preparation, asphalt installation, compaction, and finishing.

Possibly. If the underlying pavement structure remains suitable, an overlay or resurfacing may be a practical alternative to complete replacement.

Replacement may be recommended when deterioration extends beyond the surface or when widespread pavement and base problems make localized repairs ineffective.

Yes. Asphalt maintenance services include crack sealing, patching, pothole filling, resurfacing, and other repairs.

Yes. Services include new parking lot construction, resurfacing, repairs, line striping, and related maintenance.

The base supports the pavement and helps keep the finished surface stable. Poor preparation underneath the asphalt can contribute to settlement, cracking, and premature failure.

A typical project involves consultation, planning, site or base preparation, asphalt installation, compaction, finishing, and a final inspection.

Drainage and grading can be evaluated during project planning because directing water away from the asphalt is important for long-term pavement performance.

An inspection of the pavement condition, base, drainage, cracking, potholes, and overall deterioration can help determine the most suitable approach.
