What sealcoating actually does (and doesn't)

It seals the surface against water and chemical intrusion and restores the black finish. What it will not do is fix structural problems. If your driveway has alligator cracking or a soft spot, sealing over it hides it for a few months and then it comes back worse. We'll tell you when sealing is the right call and when you need repair or resurfacing instead.

Cracks are how water gets in. We rout and clean the crack, then fill with hot rubber that stays flexible — it expands and contracts with the pavement through the freeze-thaw cycle instead of cracking straight back open the way cold pourable filler does.

When to seal

New asphalt should cure before its first sealcoat — usually the better part of a year. After that, every two to three years for most properties. Sealing too often builds up excess material and can flake; sealing too rarely lets the damage start. Spring through fall, in dry weather above roughly 50°F.

Stay off it for 24 hours for foot traffic and vehicles, longer in humid weather. We'll tell you on the day based on conditions, not a generic number.
